Environmental Grades for Basements
B.S. 8102 classifies the performance levels for the dryness of buildings using a grading system of which there are 3.
Grade 1
The use of the basement may be for a car park, plant room (excluding electrical equipment) or workshops etc. Some ground water seepage/damp patches may be acceptable.
Grade 2
The use of the basement may be for workshops and plant rooms or store rooms requiring a drier environment. No water penetration is acceptable, however damp patches may be acceptable.
Grade 3
These are basements used as ventilated residential and working areas and may include offices, restaurants etc. All inhabited basements must meet this standard. No water penetration or damp patches allowed. Ventilation either mechanical or natural is usually required.
